DSCR or bank statement? It depends whose income qualifies.
Both skip tax returns. One qualifies on the property's rent, the other on your deposits. Here is how to pick.
A DSCR loan qualifies on the rental property's income — your personal income isn't used. A bank statement loan qualifies on your own income, calculated from 12 or 24 months of business or personal bank deposits, and can be used for a primary residence. Self-employed buyers often use both: bank statement for the home, DSCR for the rentals.

- —You're buying or refinancing a rental property.
- —The rent covers the payment, taxes and insurance.
- —You don't want your personal income reviewed at all.
- —You want to close in an LLC.
- —You're buying a home to live in.
- —You're self-employed and your returns understate your income.
- —Your deposits are strong and consistent.
- —The rental's ratio is too thin, but your income can carry it.
What is the difference between a DSCR loan and a bank statement loan?
DSCR qualifies on the property's rent; bank statement qualifies on your personal income calculated from deposits. DSCR is for investment property only, while bank statement loans can finance a primary residence.
Can I use a bank statement loan for an investment property?
Often yes. If the property's rent doesn't produce a strong DSCR ratio but your deposits do, a bank statement loan may qualify the deal. Pricing and terms vary by lender and program.
Which has better rates?
It depends on credit, down payment, occupancy and the ratio or income. Owner-occupied bank statement loans may price differently than investment-property DSCR. I compare both in writing when both could work.
Do either require tax returns?
Neither typically requires personal tax returns — that's why both are popular with self-employed Texans and investors.
Can I have both at the same time?
Yes. Many self-employed Texans use a bank statement loan for their home and DSCR loans for their rentals.
