Common questions

HELOC FAQs

How much home equity can I borrow?

It depends on your home's value, your current mortgage balance, credit profile and the program's maximum combined loan-to-value (CLTV). Some programs may allow up to 89% CLTV in qualifying scenarios where permitted. Texas homestead transactions remain subject to applicable Texas constitutional and program limits, which are generally lower.

Do I have to refinance my first mortgage to get a HELOC?

Not necessarily. A HELOC is typically a second lien that sits behind your existing first mortgage, so qualifying homeowners may access equity while keeping their current first mortgage rate and terms in place.

What credit score do I need for a HELOC?

Credit eligibility may begin above 620 on some programs, though stronger credit generally means better pricing and higher available amounts. Every scenario is subject to full underwriting.

Will I need a full appraisal?

Not always. Some programs use an automated valuation model (AVM) which may eliminate the need for a traditional interior appraisal in qualifying scenarios.

Does this calculator affect my credit?

No. This is an educational estimator only — it does not pull credit, and using it has no impact on your credit score.
