When the standard mortgage box doesn't fit.
Non-QM financing for Texas investors, business owners and borrowers with complex income or unique properties — documented differently, underwritten seriously.
Non-QM is a documentation category, not a credit label.
Traditional underwriting works well for many borrowers — but not everyone earns money the traditional way. A business owner may have significant cash flow while showing lower taxable income. A real estate investor may care more about whether a property produces enough rent to support itself than about traditional employment income.
Non-QM programs exist for exactly those files. They generally still require documented ability to repay, appraisal and title review, meaningful down payments, and reserves. What changes is how income or the subject property is documented. Eligibility, documentation, rates and terms vary by lender and program.
Ways a Texas file can be documented.
Bank statement documentation
Qualifying personal or business deposits over 12 or 24 months, with an expense treatment set by the program.
1099 documentation
Independent contractor income documented through 1099s rather than full tax returns, where the program allows.
Profit & loss documentation
Business P&L support, sometimes prepared or verified by a licensed tax professional, subject to guidelines.
Asset-based qualification
Qualification built around documented, eligible liquid assets instead of monthly employment income.
DSCR / property-based
Investment property qualification driven by the property's qualifying rent relative to its housing expense.
Unique property scenarios
Non-warrantable condos, mixed-use, acreage and other properties agency guidelines may restrict.
Straight answers.
What is a Non-QM loan?
Non-QM means the loan does not meet the federal definition of a Qualified Mortgage. That is a documentation and underwriting classification, not a credit-quality label. Non-QM programs are commonly used by self-employed borrowers, real estate investors and borrowers with income or property scenarios that standard agency underwriting cannot accommodate. Eligibility, documentation, rates and terms vary by lender and program.
Are Non-QM loans the same as subprime loans?
No. Non-QM programs today generally require documented ability to repay, meaningful down payments and reserves, and full appraisal and title review. The difference is how income or the property is documented, not a lowering of underwriting standards.
What alternative documentation may be available?
Depending on the program, options can include 12 or 24 months of qualifying bank-statement deposits, 1099 documentation, profit-and-loss statements, asset-based qualification, or property-based qualification such as DSCR for investment property. Requirements vary by lender.
What unique scenarios do Non-QM programs handle?
Common examples include recent self-employment history, entity ownership, non-warrantable condos, unique or mixed-use properties, multiple financed properties, foreign national scenarios, and borrowers rebuilding after a past credit event. Availability varies by lender and program.
Do Non-QM loans cost more?
Pricing and terms differ by program, documentation type, credit profile, occupancy and loan-to-value. We compare an agency path alongside a Non-QM path whenever both may be available so you can see the trade-offs.
