Can I use gift funds for the down payment?

Yes. FHA allows 100% gift funds. Conventional allows 100% gift funds for primary residence. VA and USDA also permit gift funds. A signed gift letter and paper trail (donor's bank statement + wire/check + your deposit) is required.
