How does a DSCR loan work?

DSCR (Debt Service Coverage Ratio) qualifies on the rental income of the subject property, not your personal tax returns. Gross rent ÷ PITIA = your ratio. Most programs like 1.0+, and there are sub-1.0 programs for the right file. No personal income documentation, close in an LLC, no cap on financed properties.
