What actually moves your DSCR rate.
DSCR pricing is not a mystery — it is six factors and four levers. Here is how the rate is built, and how to land on the right side of it.
How DSCR rates work
DSCR loan rates price above owner-occupied conventional rates because the loan is secured by an investment property, funded by private capital, and underwritten on the property's rental income rather than your personal income. Within DSCR programs, your rate is not one number — it is a grid, and where you land on that grid is decided by a handful of factors you can mostly control.
Rates move daily with the market, and any advertised number is a snapshot built on assumptions that may not match your file. The honest way to shop DSCR pricing is to understand what moves it, then get a written quote on your actual property. That is what this page is for.
Stronger ratio, stronger credit, more money down, longer prepayment penalty, simpler property — each one moves pricing in your favor. The biggest single lever is the ratio itself, which is why the property you choose matters as much as the lender you choose.
Six factors that set your rate.
In rough order of impact, this is what DSCR pricing actually responds to.
01
The DSCR ratio
The single biggest driver. A 1.25+ ratio typically prices meaningfully better than 1.0. Below 1.0, expect a significant adjustment and more structure requirements.
02
Credit score
Pricing steps typically land at 700, 720 and 740. Entry tiers around 620–660 qualify but pay a premium.
03
Loan-to-value
75% LTV prices better than 80%. Cash-out refinances price above rate-and-term, and above purchases in many programs.
04
Prepayment structure
Longer prepayment penalties (3–5 year step-downs) usually buy a lower note rate. Match the penalty to your realistic hold period.
05
Property type
Single-family long-term rentals price best. Condos, 2–4 units, short-term rentals and rural properties can carry adjustments.
06
Loan size and term
Very small loan amounts can price worse. Interest-only and adjustable structures change both the payment and the pricing.
Four levers worth pulling.
Raise the ratio
A larger down payment lowers the expense side. Interest-only structures lower the payment. In high-tax or high-insurance markets, choosing the right property matters more than negotiating the rate.
Move a credit tier
If you are at 718, the jump to 720 is worth real pricing. Pay down a revolving balance or correct report errors before you apply, not after.
Trade prepayment for rate
If you plan to hold five years or more, a longer step-down penalty often pays for itself many times over in rate savings.
Compare total cost, not note rate
Points, fees, lender credits and the prepayment structure all belong in the same comparison. I quote the full picture in writing so the trade-offs are visible.
Guidelines, structures and pricing vary by lender and program and change with the market. This page is educational and is not a rate quote, pre-qualification, approval or commitment to lend.
What a written DSCR quote requires.
A quote worth anything needs five inputs: the property address or price point, the expected rent, your approximate credit score, the down payment, and whether you are purchasing, refinancing or taking cash out. With those, I run the ratio with real tax and insurance figures and quote pricing in writing — usually the same day.
You will see the note rate, the points or credits, the prepayment structure and the total cost side by side, so you can compare programs on what they actually cost over your hold period.
Questions investors ask about pricing.
What are current DSCR loan rates?
DSCR rates change daily with the market and vary by lender, so any single number you see advertised is a snapshot, not a quote. DSCR pricing generally sits above owner-occupied conventional rates because the loan is secured by an investment property and underwritten on the property's income rather than personal income. Your actual rate depends on the ratio, credit score, loan-to-value, property type and prepayment structure — which is why I quote in writing with the full fee structure.
Why are DSCR rates higher than conventional mortgage rates?
Three reasons. The property is an investment, not a primary residence, and investment properties carry more risk in a downturn. The loan is non-QM, so it is funded by private capital rather than government-backed agencies. And the qualification is based on the property's income, not a verified employment history. That premium buys speed, flexibility, entity vesting and no income documentation.
What credit score gets the best DSCR rate?
The biggest pricing improvements typically happen at the 700, 720 and 740 credit tiers. Many programs start around 620–660, but pricing at the entry tiers is noticeably higher. If your score is near a tier boundary, a small improvement before application can be worth real money over the life of the loan.
Does a higher DSCR ratio mean a lower rate?
Generally yes. A property at a 1.25 ratio usually prices better than the same property at 1.0, because stronger cash flow means lower risk to the lender. Below 1.0 — no-ratio or low-ratio programs — expect a meaningful pricing adjustment, often paired with a larger down payment requirement.
Are DSCR loans fixed or adjustable?
Both exist. Most DSCR programs offer 30-year fixed terms, and many offer adjustable options and interest-only periods. Interest-only structures lower the monthly expense, which raises the ratio — sometimes the difference between qualifying and not. Availability varies by lender and program.
How do prepayment penalties affect DSCR rates?
Most DSCR loans carry a prepayment penalty — commonly 1 to 5 years, structured as a step-down (for example 5-4-3-2-1). A longer or stronger prepayment structure usually buys a lower rate. If you plan to hold the property long-term, accepting a longer penalty can be a smart trade; if you might sell or refinance soon, model the cost carefully.
Can I buy down the rate on a DSCR loan?
Many programs allow discount points to buy the rate down, and some allow permanent or temporary buydown structures. Whether it makes sense depends on your hold period — divide the cost of the points by the monthly savings to find the break-even, and compare that to how long you expect to keep the loan.
Do DSCR rates differ by state?
The note rate itself is mostly driven by the loan's characteristics, not the state. But the state changes the math behind the ratio: property taxes, insurance costs and rent levels all move the DSCR, and the ratio moves the pricing. A Texas property with 2.4% taxes and a Florida property with insurance-heavy expenses can price very differently at the same purchase price.
How do I get an actual DSCR rate quote?
A real quote requires the property address or price point, expected rent, your approximate credit score, the down payment and whether you are purchasing, refinancing or taking cash out. With those, I can run the ratio and quote pricing in writing — usually the same day. Call or text 832-392-4917 or start with the DSCR calculator.
Are DSCR rates negotiable?
The rate sheet is the rate sheet, but the structure around it has room: points versus rate, prepayment term, interest-only versus amortizing, and lender credits versus fees all trade against each other. Comparing programs on total cost over your expected hold period — not just the note rate — is where the real negotiation happens.
