Tampa Bay & Lakeland
Steady long-term tenant demand with inland pockets that often carry lower insurance than the immediate coast.
Qualify on the rental's income rather than your tax returns — with Florida insurance, flood and HOA costs priced in from day one.
A DSCR (debt service coverage ratio) loan is an investor mortgage that qualifies on the property's rental income instead of your personal income. The ratio divides qualifying monthly rent by the full monthly housing expense — principal, interest, taxes, insurance and any HOA. Most programs look for 1.0 or higher.
Florida is one of the most active rental and vacation-rental markets in the country — from Tampa, Orlando and Jacksonville long-term rentals to short-term rentals along both coasts. No state income tax helps investors, but insurance, flood coverage and condo association costs can move a DSCR more than the rent does.
Florida property taxes are often moderate compared with Texas, but homeowners insurance premiums — and flood insurance in designated zones — have risen sharply in many coastal areas. Condo and HOA dues, including special assessments, also sit in the denominator of the ratio. We quote insurance early so the numbers hold at closing.

Credit score
Often 620–660 minimum
Stronger scores unlock better pricing and higher leverage.
Down payment
Commonly 20–25%
More down lowers the expense side of the ratio.
Reserves
Several months of payments
Verified liquid funds after closing, varying by program.
The ratio
1.0+ typical target
Rent divided by housing expense. Below 1.0 may still work with structure.
Property
Non-owner-occupied
Single-family, 2–4 units, condos and townhomes; some programs allow STR.
Income docs
None required
No tax returns, W-2s or paystubs — the property qualifies.

A deep short-term rental market near the parks — verify local STR rules and use programs that accept STR income documentation.
Relatively favorable rent-to-price ratios for single-family rentals, where standard DSCR structure often works.
Miami, Fort Lauderdale and West Palm Beach — higher values and condo-heavy inventory, where warrantability and HOA reserves matter.
An investor mortgage that qualifies on the Florida property's rent versus its full monthly payment — principal, interest, taxes, insurance and HOA — rather than your personal income.
Insurance is part of the qualifying expense. Coastal wind coverage and required flood insurance can add hundreds of dollars a month, which can move a ratio from above 1.0 to below it. Get an insurance quote before you finalize an offer.
Often, yes, but condos add review steps. Some programs require a warrantable project, and HOA dues, reserves and building safety or inspection requirements can affect eligibility. Non-warrantable condo options may be available with different terms.
Many programs allow short-term rental income supported by market data or operating history. Local ordinances vary widely by city and county, so verify STR rules before relying on that income.
Requirements vary by lender and program, but Florida investors typically see a minimum credit score often starting around 620–660, a down payment commonly in the 20%–25% range, several months of cash reserves, and a non-owner-occupied property whose rent supports the ratio. No tax returns, W-2s or paystubs are required on most programs.
Most DSCR programs start around 20% down, with better pricing commonly available at 25% or more. A larger down payment lowers the loan amount and the expense side of the ratio — sometimes the difference between a deal that qualifies and one that does not.
Many investor programs permit closing and title in an LLC or similar entity, subject to entity documentation and guarantor requirements that vary by lender.
Some programs consider ratios below 1.0, usually with a larger down payment, stronger reserves and different pricing. Whether it makes sense depends on the deal's overall economics, and options vary by lender.
Yes — DSCR cash-out refinances are a common way investors pull equity from an appreciated rental to fund the next purchase. Seasoning, maximum loan-to-value and documentation vary by lender and program.
Not necessarily. Many programs work with first-time investors, though some reserve their best pricing for borrowers with a track record. Credit, down payment, reserves and the ratio usually matter more than experience.
